Report flags / bank statement
NUMBERS“A large deposit shortly before the statement closed”
What this flag on a bank statement means, why it matters, and what to check.
What it means
A single deposit of $1,000 or more, made in the last 10 days of the statement, makes up 40% or more of the closing balance. It doesn't look like a paycheck: no payroll wording, and no other deposit of a similar amount on the statement.
Why it matters
It's a note, not an inconsistency. A balance raised just before applying may not last; the next month's statement shows whether it stayed.
Ordinary explanations
- A transfer from the applicant's own savings account.
- A tax refund, a bonus paid separately, or a gift from family.
- Money set aside for the move-in costs.
What to check
If you rely on the balance, ask for the next month's statement, downloaded directly from the bank, and see whether the money stayed.
A flag is a reason to verify with the source, not proof. Apply the same steps to every applicant.
