StubSure analyzes documents for internal inconsistencies. It is not a consumer reporting agency, and its reports are not consumer reports under the Fair Credit Reporting Act. Reports describe documents, not people, and must not be the sole basis for a housing decision. Apply the same screening criteria to every applicant in line with the Fair Housing Act.

THE FILE

“Some amounts are in a different font”

What this flag on a PDF file means, why it matters, and what to check.

What it means

One to three amounts are set in a typeface that appears nowhere else in the file, while the document's other amounts share one typeface. It is also raised when the file is built so that its text can't be read in full, such as page content that decompresses to an abnormal size.

Why it matters

Payroll and bank systems print every amount with the same font. When a number is typed over in an editor, the replacement often comes out in whatever font the editor picked.

Ordinary explanations

  • A total or a header amount deliberately set in a different typeface by the document's layout.

What to check

Ask the applicant for a copy downloaded directly from the source (payroll portal or bank), and compare it with this one.

A flag is a reason to verify with the source, not proof. Apply the same steps to every applicant.
