StubSure analyzes documents for internal inconsistencies. It is not a consumer reporting agency, and its reports are not consumer reports under the Fair Credit Reporting Act. Reports describe documents, not people, and must not be the sole basis for a housing decision. Apply the same screening criteria to every applicant in line with the Fair Housing Act.

CROSS-CHECK

“The balance doesn't carry over between statements”

What this flag on a set of documents means, why it matters, and what to check.

What it means

One month's closing balance doesn't equal the next month's opening balance for the same account.

Why it matters

Banks carry the balance forward to the cent. When a statement is edited, the next month's opening balance is often left as it was.

Ordinary explanations

  • Statements for two different accounts with the same last four digits.

What to check

Ask the applicant for every month's statement downloaded directly from the bank's website or app, and compare the balances where one statement ends and the next begins.

A flag is a reason to verify with the source, not proof. Apply the same steps to every applicant.
